Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.6 R; j5 [; W5 ~$ }5 ^' u& O# R8 C' o

: S( D5 D" {0 \, t0 ZAt least 1-year customer service working experience in Canada
/ q" K# D% C% h5 H; KClass 5 drivers’ license; Y0 Z% ~/ D4 X" F& [6 Z( a
1 |& N- h9 F: S; Y) g4 Q. J
Preferred; |+ X0 @9 F4 A& N: Q3 I% U
Any experience managing a portfolio of residential properties.( ^0 J" W7 ]9 g/ o4 e) Y6 M1 }
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.  i5 h6 A+ @0 q: ^
Open house showings1 W& e* ^& v3 I; Y* A6 n% G
Marketing
/ ]6 ^/ ]' ~* }5 mDrive to sites) z: f- x* h4 F/ M2 `6 z8 g) h, a

Financial
/ a( W/ s, U; P% ]& r" qReview and approval of monthly financial statements, rent rolls, and revenue reports.  [8 Y' u, c3 c4 Z& ~/ g
Oversight of day-to-day operating expenditures for the properties.4 v: H8 o$ |6 P. {! k5 {9 r* K# ^
Collection of rents and arrears, including initiating legal action when required.0 e: i( O2 t7 {7 B, d1 h/ U% q+ b
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.5 m& B, p$ c' V

Maintenance
) k. T" d; C) x' mPreparation of appropriate preventive maintenance plans for assigned properties.: Y8 b' O, W" b+ K3 k6 F3 _9 d: H
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
& P  G& G/ F$ `% h1 tEnsuring all properties are in compliance with local building and safety codes.
2 f2 U( x$ F& f$ \Sourcing appropriate third-party vendors to provide services to the property as required.
! p$ p* F! G) ~. `1 o. JConduct regular inspections of the properties to ensure first-class operations are maintained.
( a: ^6 N" I4 \, T& Z" i/ iPlan and recommend capital improvements that may be required.9 S$ R2 |5 |, ?  ]7 q0 l. o
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

Any RECA License (if possible). Z1 O5 u* S/ U* z
