We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
5 a6 N+ P$ I/ G& s4 L* {Class 5 drivers’ license/ W9 L3 f  m( ~1 |' a

Preferred! W  ]& G" C- }- O0 W7 Z. m7 n9 `9 E
Any experience managing a portfolio of residential properties.
6 N9 I: c# Q8 y5 s. OA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.* u: P. H- }. C0 G3 Q
Open house showings

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.( l% L/ j9 z" u
Oversight of day-to-day operating expenditures for the properties.8 T. D$ l4 X4 F. l, t/ [9 M% G
Collection of rents and arrears, including initiating legal action when required.. y$ W9 L9 Y3 I  E; |
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.8 I, d0 S- U! Y: R0 I8 S

Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.7 X4 d' ~! l, h1 N8 \! t) s
Ensuring all properties are in compliance with local building and safety codes.) s( n/ b4 _$ P% M% M# R4 q! W
Sourcing appropriate third-party vendors to provide services to the property as required.
; e6 ^1 o0 H% V6 ~1 }" q% U4 J: D( hConduct regular inspections of the properties to ensure first-class operations are maintained.
  ~# }1 ^1 a+ h8 yPlan and recommend capital improvements that may be required.* a+ {$ u* J, B7 E' b
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
