 We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.6 R; j5 [; W5 ~$ }5 ^' u& O# R8 C' o

 Marketing

 Financial

 Collection of rents and arrears, including initiating legal action when required.0 e: i( O2 t7 {7 B, d1 h/ U% q+ b
 Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.5 m& B, p$ c' V

 Maintenance
 ) k. T" d; C) x' mPreparation of appropriate preventive maintenance plans for assigned properties.: Y8 b' O, W" b+ K3 k6 F3 _9 d: H
 Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
 & P  G& G/ F$ `% h1 tEnsuring all properties are in compliance with local building and safety codes.
 2 f2 U( x$ F& f$ \Sourcing appropriate third-party vendors to provide services to the property as required.
 ! p$ p* F! G) ~. `1 o. JConduct regular inspections of the properties to ensure first-class operations are maintained.
 ( a: ^6 N" I4 \, T& Z" i/ iPlan and recommend capital improvements that may be required.9 S$ R2 |5 |, ?  ]7 q0 l. o
 Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
