At least 1-year customer service working experience in Canada, U& r9 M3 d; X% e4 D$ d
Class 5 drivers’ license

Preferred: h% ~; t# L, n2 k* ]
Any experience managing a portfolio of residential properties.
7 d5 O& e5 R t6 F5 TA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.! Z# j% o# F7 L5 K$ K$ {2 G
Oversight of day-to-day operating expenditures for the properties.- f9 O* R; }0 x+ g& }8 t) a
Collection of rents and arrears, including initiating legal action when required.
: y4 D8 Z: l- hMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

1 U9 C$ b2 _' x! wPreparation of appropriate preventive maintenance plans for assigned properties.! A# \+ i9 K% i: w9 W! q
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities., R1 x z& I8 i1 {) A' A- f
Ensuring all properties are in compliance with local building and safety codes.
& Y9 |8 f9 e! L+ k4 a8 L3 hSourcing appropriate third-party vendors to provide services to the property as required.
* \4 r4 v1 S" d! U2 DConduct regular inspections of the properties to ensure first-class operations are maintained.- L( b3 F: j" D/ x# o
Plan and recommend capital improvements that may be required., R) p8 ]3 \. B" K- L$ K" z
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
