As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. & E6 o z7 d4 t" F

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.( T8 p: h; P0 J/ l1 }. Y. |
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.6 U/ m2 V j6 u0 w! y' E9 K9 U
Oversight of day-to-day operating expenditures for the properties.
3 n& f% `; G9 d @' d' K* HCollection of rents and arrears, including initiating legal action when required.

Maintenance
/ R1 `, ~/ T! ~0 g: `( nPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.
/ F6 y+ B4 @8 S6 {" ^+ A/ c2 v, vSourcing appropriate third-party vendors to provide services to the property as required.) c% ?2 U3 U% i& E
Conduct regular inspections of the properties to ensure first-class operations are maintained.: I% a0 q4 Z/ U- r
Plan and recommend capital improvements that may be required.' x+ [; B; [3 k- z6 n8 |; T
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur." z) A# x6 r" { M
