We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preferred
Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

Financial
6 Q1 U0 f( {4 @# ^, X7 ^  pReview and approval of monthly financial statements, rent rolls, and revenue reports.
$ [- D4 w+ l) y3 f8 A" p/ c  iOversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
0 B1 a: p- K: n+ fMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

/ {* x/ q0 Q3 W9 tMaintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
5 C9 B& m9 X, C3 H, s* @Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
- m3 a4 e3 o8 C) |Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
( C% v3 w3 g- l3 |' {. vEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
