We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada N( J! v9 W" h$ B$ c Y

Any experience managing a portfolio of residential properties.
- z- x: d, i8 n/ b! s& k- EA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

, X9 l3 g( ?! @: ?# aCollection of rents and arrears, including initiating legal action when required.
- x9 I4 D( Q3 IMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
( B4 \: r4 ?5 A9 _$ sPreparation of appropriate preventive maintenance plans for assigned properties.7 I" t5 V+ T R2 E e, z, O
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.- e% y8 n3 q/ y. p) k
Ensuring all properties are in compliance with local building and safety codes.

Plan and recommend capital improvements that may be required. G$ b8 l y# `6 N
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& u6 s* i/ Y" F6 h1 `
