We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.: X4 s, s; n; }# K1 i- u

Preferred

Any experience managing a portfolio of residential properties.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

: o0 Z7 n9 B' t  R* J  U; B3 u, YReview and approval of monthly financial statements, rent rolls, and revenue reports.
! j7 w- S( R8 e! x4 \. @Oversight of day-to-day operating expenditures for the properties.4 }7 C* u2 p4 c& H! {
Collection of rents and arrears, including initiating legal action when required.+ w$ n1 O* R( @8 L
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

/ Y) w( C4 b+ [: j4 f9 t* K8 O/ U0 a5 ?  m6 S; a
Preparation of appropriate preventive maintenance plans for assigned properties.8 _% }( N( b8 H" K. p8 z" T. D& J
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
4 D4 t1 M( F$ }& m9 JEnsuring all properties are in compliance with local building and safety codes.
- M- p- x& K6 ~/ {Sourcing appropriate third-party vendors to provide services to the property as required.- ^& v  x( e* v, O2 V& s0 n
Conduct regular inspections of the properties to ensure first-class operations are maintained.) \& w7 u: O$ d3 E- }. V8 m
Plan and recommend capital improvements that may be required.3 {% R" J  G& }$ }" `) _* S+ G- d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur., S( v0 v! O9 L
