We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.  J7 E! ~+ i0 v6 W

·         At least 1-year customer service working experience in Canada

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Oversight of day-to-day operating expenditures for the properties.( Y3 t9 r, x# T5 }) m- B
Collection of rents and arrears, including initiating legal action when required.. v5 c  m- q! j1 K( A; D2 i4 N( c
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! |. ~3 t7 X* ]. M: d  V: B9 p/ h+ V

9 n1 x3 F1 V# H& l# a7 |Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
6 v# v* w& ]' d& T. ^: `% |7 s1 O: fEnsuring all properties are in compliance with local building and safety codes.
6 ~) `( p9 T4 f( m8 y- _3 d0 cSourcing appropriate third-party vendors to provide services to the property as required.
/ ], S; m8 s3 U/ G' l9 R& ^% jConduct regular inspections of the properties to ensure first-class operations are maintained.
. P( O* u1 U1 q5 B8 ~& uPlan and recommend capital improvements that may be required.4 n: N5 w3 V6 p* D6 o/ o
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
