We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

· At least 1-year customer service working experience in Canada

· Class 5 drivers’ license

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Collection of rents and arrears, including initiating legal action when required./ t3 {/ H, M( y! _% u6 \
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

8 ]2 b! p/ S1 qPreparation of appropriate preventive maintenance plans for assigned properties.
' F$ z+ U# U3 V& ~; D" ^# N" P: zMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.& W6 B) V( }4 X" o( z
Ensuring all properties are in compliance with local building and safety codes.
( J* e# ?# Z& X. f# g$ r$ z: aSourcing appropriate third-party vendors to provide services to the property as required.' V* _7 W1 n7 Z; u8 a8 f$ I
Conduct regular inspections of the properties to ensure first-class operations are maintained.
. Y' Y+ \# w2 U8 }9 ePlan and recommend capital improvements that may be required.
) \+ _1 p4 J1 k5 EEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
