We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

·         At least 1-year customer service working experience in Canada( `7 m; M1 b6 `7 p

5 L" _9 b+ }- Y·         Class 5 drivers’ license. e8 S+ Q4 r9 x/ c$ i: b5 N2 _( f

Preferred0 d) _0 M  h7 p- E* ~3 V

+ V% ]& x- y" @" N, \5 K  w* \Any experience managing a portfolio of residential properties.' l7 h1 p  p# N' ]
A comprehensive working knowledge of the Alberta Residential Tenancies Act.$ a3 K: L+ y1 M

5 ^2 w8 D$ u; K- b5 }7 pSupervision of contract service providers.
# h# X& \: q9 B4 o! dPreparation of thorough monthly reports.
$ l4 i. a1 V7 }8 o0 F4 w0 ~Rent payment follow up8 Z$ G( m# @( f: o9 m3 K( E- @8 b5 W. r
Maintaining regular, clear, and appropriate communication with tenants.

Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.. p1 J* p8 D7 j  |" E2 {; _$ P: }
Oversight of day-to-day operating expenditures for the properties.9 _) e1 c+ O! q
Collection of rents and arrears, including initiating legal action when required.
! M9 b+ B7 |( b6 TMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

, ~2 C& a' O- V$ ]2 G2 S9 P9 G7 f5 p% y) c% x( d
Preparation of appropriate preventive maintenance plans for assigned properties.) Y# X& ^8 L  B1 a9 i
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" f* p2 H! c) R# WEnsuring all properties are in compliance with local building and safety codes.1 o! b3 r5 R" `
Sourcing appropriate third-party vendors to provide services to the property as required.' \! {) |, K  b. g$ U
Conduct regular inspections of the properties to ensure first-class operations are maintained.
- w! z5 E3 G( b3 z; H7 O; \! g6 PPlan and recommend capital improvements that may be required.
0 {$ i/ [4 c+ p. {Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.. u, y5 A- d4 k0 a3 i
