As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.* {2 w$ \: F9 d% K3 m

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Rent payment follow up- J. N4 M2 y1 |: ], B: ^1 z/ y" ^# \
Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites* y6 S: {$ s6 t: L) H# B
Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.
3 s4 J1 k% g* p6 e& uOversight of day-to-day operating expenditures for the properties.& E* x! E* O7 P6 B
Collection of rents and arrears, including initiating legal action when required.7 |4 J+ I1 N( U8 T; A8 {) @# {6 r: A, j
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

. t1 E4 M4 R( `5 mPreparation of appropriate preventive maintenance plans for assigned properties.
' Z8 v" `8 U7 s# GMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.! O# @, @3 f. s3 {: j
Ensuring all properties are in compliance with local building and safety codes.
: x% v& J1 S& W' P8 u' |3 uSourcing appropriate third-party vendors to provide services to the property as required.
  r+ N9 |) d4 J' B1 X- tConduct regular inspections of the properties to ensure first-class operations are maintained.3 {+ h6 ?% h: T* k$ c$ H( Y
Plan and recommend capital improvements that may be required.
+ d$ p5 D4 c$ ~' T$ bEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* F8 o! k- S- I3 x
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.3 T& n: n0 \: W/ ?9 b5 U
