We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.

% K6 H, S' D" ]# A. IMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
! |9 y5 f$ E' s) A# `( c- i( K  sPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
& E& G* T$ ^9 i* _The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
