We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.$ a3 K: L+ y1 M

Maintaining regular, clear, and appropriate communication with tenants.

Financial

Oversight of day-to-day operating expenditures for the properties.9 _) e1 c+ O! q
Collection of rents and arrears, including initiating legal action when required.
! M9 b+ B7 |( b6 TMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.) Y# X& ^8 L B1 a9 i
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" f* p2 H! c) R# WEnsuring all properties are in compliance with local building and safety codes.1 o! b3 r5 R" `
Sourcing appropriate third-party vendors to provide services to the property as required.' \! {) |, K b. g$ U
Conduct regular inspections of the properties to ensure first-class operations are maintained.
- w! z5 E3 G( b3 z; H7 O; \! g6 PPlan and recommend capital improvements that may be required.
