As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.: ?8 m2 J/ J1 S! A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.
7 A4 B0 d1 [/ u, j7 l6 xOversight of day-to-day operating expenditures for the properties./ a8 N; V. g7 C: M2 X% R
Collection of rents and arrears, including initiating legal action when required.
# S6 Q% m' ^' L; U$ b1 J' y5 VMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.# h3 J# t% B" M- i5 i* |/ @9 x( [
Maintenance
6 y* X. ^, r9 t  ]7 k6 @7 W" l5 g* l$ B* |1 E
Preparation of appropriate preventive maintenance plans for assigned properties./ v0 c9 s( i5 V4 C1 g& C) d
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.6 u! p. j: b1 p
Ensuring all properties are in compliance with local building and safety codes.& R1 h5 [- c8 W+ Q# e/ Z! x
Sourcing appropriate third-party vendors to provide services to the property as required.
8 V6 A9 k+ {4 {9 M' w# zConduct regular inspections of the properties to ensure first-class operations are maintained.
6 P! r4 X, w/ x. H$ VPlan and recommend capital improvements that may be required." v, z. P* u. `2 q& c# i9 C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.9 X; i" k; w7 V6 e$ L
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
