We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         Class 5 drivers’ license

Preferred

Any experience managing a portfolio of residential properties.

Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

: n1 U5 R0 c3 o* v$ TReview and approval of monthly financial statements, rent rolls, and revenue reports.
' D; b; W* @$ B( c; Q) F+ GOversight of day-to-day operating expenditures for the properties.
6 G6 i; b  U2 WCollection of rents and arrears, including initiating legal action when required.
# a$ }, k! J3 q9 m4 YMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) N: e! \  a+ i+ _Ensuring all properties are in compliance with local building and safety codes.
. v# X" v/ ~" g8 M! lSourcing appropriate third-party vendors to provide services to the property as required.
1 O& g" B& c! q3 z' z! ^6 m+ pConduct regular inspections of the properties to ensure first-class operations are maintained.
* _1 S& A; ]9 a% r; \6 N9 XPlan and recommend capital improvements that may be required.
7 Z% |# C& l) C2 E7 ZEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
+ W+ s% p# r* B4 KThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
