Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 46 in Block 3  $207900 (Back yard facing future school zone)

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

3 y0 B, ]# J0 b5 t  }- l& i( l. ?+ D44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.1 F6 S, f1 R) O* J  J- w7 y0 \5 b

" P- Q* B: A5 a/ ^  f' j+ S9 Z4 |' Elot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。+ p9 ]' z. c6 j( ?7 x, d

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

* ~3 u) H1 x# V+ ~$ z  T+ \" U  _5 {房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

3 l; q: M. r9 g1 U8 X6 N看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!9 B5 ~1 w4 `5 G) v' g! i( [
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
