Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 46 in Block 3  $207900 (Back yard facing future school zone)

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

% B0 C  \% y. C. |$ l  kIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

8 Z1 B) M. }8 w' U+ R44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

以性价比来说,Lot 44 in Block 5 合算一些。- {/ P+ U$ s' F2 y$ x" e
lot 44 基本价= 40/2 = 20 万,很接近要价。$ S$ I# D' h3 X1 v. y. K
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:) S. X( L, e6 ~
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。- I! Z% `9 X( w  m

2 B5 F/ L0 ]7 j- [6 @0 B46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。# r/ a+ v1 Q$ y$ H- Z) e. L

/ [3 y0 M1 F' s% a" K" ~房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
( \. `9 k; |$ B+ b; |另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?" j& p$ {1 x+ e2 v: c
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
