卖房的佣金

如果只是委托经纪卖房,一般的佣金他收多少?这个可以谈吗?
1 r% O! i( m2 ], [: ]$ r/ q, h另外如果委托经纪卖房和再让他帮忙买一套,一般这种情况的佣金是多少,这样的佣金可以谈吗?

一般是第一个十万收7%,超出部分shou3%,如果30万通常交7000+6000=13,000, v' O9 \5 b/ }1 L. M$ W5 y
如果找同一经济在买一套,会有些商量

. Y( K) L  ?2 l7 K- V- _买卖双方经纪的佣金都是卖方出.规定是7%, 一般会低于这个数,主要看经纪的情况.

A couple of years ago, what I have learnt  from the newspaper, Comfree made itself a strong competitor to the Agency Association which by then was processing legal actions against it. When it was brought up the truth that Comfree offered a chance for sellers ( buyers benefited too) to save a big buck in commission, its then-president claimed that all their members are open to negotiation of commission but the truth is almost, if not all, everyone of them will give a NO. However , things may have changed now, you can always ask and find out.

如果你买和卖用同一个realtor,佣金方面是可以谈的,通常都会给你几千块discount.
$ N& J- ]) z. T1 ?* ~举个例子,如果买和卖大概40万的房子,有的realtor佣金大概是8500左右。  j. t& y' S- `8 E* m; ]% m
如果realtor只负责帮你卖40万的房子,佣金大概是1万4左右。他们有自己的算法。好好谈谈。。。:)

爱城不像多伦多有大量的discount经纪,有的listing经纪只签3%佣金的卖房协议,自己拿0.5%,给买方经纪标准2.5%。
