$12,000 for the bonus 300 sq ft is history already, ( LZ has pointed this out) the builders are now charging the buyers the same money as the main sq ft, i.e. over $200/sq ft (around $60,000) so don't be fooled by the builders. One more thing needed to be aware is that the development cost of basement include a bathroom.

那么针对你的这两点，我的回应是，二者都不是真实的。
" u0 I, V; {; F% h4 ]1） 地下室和主层变小，而2楼变大。这本身的确省钱。但出售方成本降低，不代表购买方吃亏。丰田造车的成本，比国内破产汽车国企的成本还低，但给出的货却更好。房子户型也是。成本在降低中，但户型在改善中。把大量面积和成本放在地下室层和主层本来就是错误的。地下室开窗困难，主层基本只有向后开窗。而二楼的开窗前后都好。把家庭厅往上搬是非常科学的。

在爱城，Jayman的户型绝对是比较差的。从2007到现在，最大的区别是Beattie，Westview等外来建筑商加入竞争，他们的户型都相当不错。原来的建筑商里面，我感觉Landmark的户型有明显的进步。

其他的且不说，就说主层9尺这一多数建筑商都达到的新的标准，就足以证明现在的户型比2年前好。

2） 现在房市恢复了，是比较2008而言。但比起2007高点，还颇有不及。2007年，在Riverside 1800 尺左右的房子都要50万以上。而现在同样大的在 Windermere 还远不到 50万。而 Windermere 的地理位置比 Riverside最南角的位置要好的多。

你好像还是没有完全明白，或者说你喜欢的就是头重脚轻的房型。
我来举个例子，2007年头的时候我还看过一个房型，是pacesetter的，总共2164尺，楼下1400，楼上接近800，因为楼下空间大，所以这个房子的前面有一块OPEN TO BELOW，整个客厅也是OPEN TO BELOW，我诚实的说，那感觉不是现在这些头重脚轻的房子能比的。价格也是不到50万。2007年我看到的时候，这个房型的最后一套已经被别人买了，而且从此不再建这种房型。

1 z( @7 ^/ y& N8 H; y为什么？因为过去建经济适用房的地宽是28-32，偶尔还会有34的。32以上的地才能建1400底层的房型。现在的经济适用房的地宽是26-28。想在34的地宽上建房可能最少需要65万。

What I agree is house design is changing, house type is changing, all for a better purpose, costs is reducing but price is not lowering to a reasonable proportion. This trick allows the builder to make more money out of the buyers' wallet.

“头重脚轻”没有任何不好，二楼本就是采光最好，隐私最好的层次。花过多成本在地下室，是过时的思维。

要想开阔，很容易。现在主层9尺天花是标准的。再加$7000，要10尺天花，绝对比2007年的8尺天花+局部挑高好的多。

更何况，现在局部挑高的户型也比比皆是，Landmark的常见户型有两种局部挑高的，一种是great room局部上斜，一种是nook在角上，两个方向上斜。都有双天窗。

& Y* A3 n- p, k$ ]3 MIf the lot size is too small, there may not be enough room to build a not-so-steep staircase if one goes for a 10 ft ceiling. A steep staircase compromises safety and pleasant look. This may not be a good design. Better not to consider this.

I have seen houses of 9 ft ceiling with the staircase goes from one side of the house all the way up to the other side of the house in order to reduce the steepness and another design is to let the staircase go up onto the bonus room and then from there turn around up to the 2nd floor ( a lower small landing in between sometimes, may be that is one of the reasons to build the bonus room which serves as a " stepping stone"). Obviously this is a smart design and it works but if my memory serves, a 28ft wide pocket seems to be a minimum and the problem is that most lots available nowadays are well under 28ft width. As for 10ft ceiling house built on 26ft/24ft wide pockets, I really don't have a clue of how it can be done without a safety-compromised steep staircase, may be I am a bit fall behind and should start to view new showhomes more frequently to keep up with the ever-progressing ideas/house designs. I strongly agree different people have different taste but I believe outdated design could come around and  be trendy any time and it is not necessarily an outdated THINKING. This is also objective facts/reality.

过时的设计？就我看，目前的百万房子都还在延续这种过时的设计，而没有使用头重脚轻的新潮设计。
新潮的设计是因为没有空间而产生的，所以是没有办法的办法。
我估计下一步更新潮的设计可能会出现3层，2层加loft.一楼不到700尺，三层加一块也能有2000尺，因为还有个车库。这种设计已经在有些40万的townhouse里出现了，顶楼是主卧，不过连个门都没有，因为本身只是个loft。所以跟老婆睡觉的时候必须要在楼梯处树一块牌子：小朋友，爸爸妈妈正在睡觉，请不要上楼！
( I4 L. I  X  S问题是即使小孩能够自觉不上楼，声音怎么办？住这种新潮房子的小朋友一定很早熟。

有一个事实，所谓的BONUS ROOM在最开始出现的时候，只是建筑商给买房者的优惠。现在已经不是优惠了，和其他房间一起算面积，实际上，你还需要花更多的钱去买这个用处不大的ROOM，所以不应该再叫BONUS ROOM。

讨论这种差别没意义，对生活的不同标准而已。有人喜欢房间多，有人喜欢每个房间的面积大。

6 I9 Q6 G% X: Q) H0 E4 w我觉得，对绝大多数家庭来说，１８００尺的single house绝对足够用了，那么多余的东西就是享受的范畴了。所以说如果讨论２０００尺以上的房子，当然是top town的更享受了，这样的话如果车库上没有房子，下面肯定要大得多。从外观来看，车库上有房间的很丑，不适合豪宅的标准。其实，２８的地和３２的地，差别也就是２万左右，如果买房子除了基本生活需要外还想加入跟多的享受，应该在大地上建宽房子（面积相对小），而不是小地上建面积巨大的房子。

我认识的大多数人都比较喜欢底层大的房子，也可能是因为朋友比较多。
底层800的房子，有个5、6家人在一起聚一聚，腿脚基本都伸不开。
2 r: ?& Q, R! b* W而这些聚会活动已经成了加拿大生活的一个重要组成部分，几乎每两个星期就有一次。
别忘了，聚在一起必有吃喝，在bonus room里面肯定是不行的。

我是外行,但我的感觉是, 如果价钱相同的情况下,如果院子的面积一样大,买主层面积大的房子不会吃亏.

地是升值的，房子随年纪增大贬值，7000尺的地估计30万左右，4千尺的地估价不到20万。

还有现在新盘是cheap设计，省地，省建筑，一进门，就见到厨房和大厅，旧式的一进门是高顶大厅，见不到厨房。

补充，新式的车房加房的大厅连挂个水晶灯得没法挂。所以豪宅都不这样建。高楼顶，气派。

子看起来还小呢，原来是地下层的空间缩小了！总得感觉就是开房商在同样的地块上要建大面积的房子也只有在车库上做文章了！
