% _5 P+ Z- n5 O* z3 U. b你算得不对吧?第一年你收入6000,但是借债225000+利息,资产表收入应该是负值.你的收益应该是资产(房屋当前值)-负债(应付贷款),即 300000*1.02-(225000+利息-第一年payment).要等若干年后,这个值才会变正.( ~3 I# G5 s7 J% g/ y% N/ @3 G
