This is how I view the effects of major road way on the location of newer neighborhoods:

1) Worst: Cameron Heights

Major roads on 3 sides (and a crappy neighborhood on the 4th)

3) So So:  Magrath etc.
Main entrance on secondary roads (Rabbit Hill)
Major roads on 2 sides

) p9 B7 {# X% q4) Good: Upper Windermere, Eagle Ridge
" w# q3 M7 ^8 D4 g( Q5 N% W1 x8 CMain entrance on "3rd level" of roads that leads to the river valley and/or golf course.
$ X* [* |3 [) _# G& }7 cNo Major roads on any side. No crappy neighborhood around. No visible power line.
5 U7 R* \% h3 N. k$ N( m0 N0 z
5) Best: Windermere Ridge
9 q- [7 j  e5 {6 |% p! ^Same as 4.
( f! _) l9 T5 @+ all in one cul-de-sac
+ DC1/DC2 zoning
