Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.5 `1 A1 g9 N6 [6 f$ F, U$ k

Class 5 drivers’ license

) m I* Q. |3 G# k: ?& RAny experience managing a portfolio of residential properties.
( A: R" K) A" l0 X5 O, oA comprehensive working knowledge of the Alberta Residential Tenancies Act.$ [4 R) c5 @/ G3 H0 u$ y

General

5 n& g" M1 V! aPreparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.4 I7 P: F2 ^+ g: A
Open house showings! g+ k* s. r, U" m7 F' `

Drive to sites/ } _* n: q1 o/ Y9 [. [1 G' H, B3 H
Other tasks related to be assigned

Financial
# o0 ^9 f! m' U' m$ vReview and approval of monthly financial statements, rent rolls, and revenue reports.
9 t/ s8 E( b) L' I5 wOversight of day-to-day operating expenditures for the properties.
a1 T8 Y: d1 r1 ]- Q bCollection of rents and arrears, including initiating legal action when required.2 Z1 L M! u+ P- h6 v
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.' Q/ A( \, m7 r% ^1 C/ T

Preparation of appropriate preventive maintenance plans for assigned properties.
# _- Y% C7 G& [2 i+ w8 jMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" ]9 j$ _6 l5 W, _1 o' wEnsuring all properties are in compliance with local building and safety codes./ o! j# N5 G1 D: d/ X5 o; V
Sourcing appropriate third-party vendors to provide services to the property as required.. q# B! r0 k- o2 N& i$ Y. O* O% d
Conduct regular inspections of the properties to ensure first-class operations are maintained.: C" I6 J5 i7 h% c' y5 G: N; i: Q
Plan and recommend capital improvements that may be required.
