We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
1 G- A7 c" E( X' OAt least 1-year customer service working experience in Canada. z5 `7 v' }9 I. ]& P$ J& @  b
Class 5 drivers’ license2 x" {& A* R5 }  l

5 M" e" l' ]8 W3 R' ^Preferred& F) O% C- }6 W, k5 o
Any experience managing a portfolio of residential properties.- \* v* @# e7 B+ H. t- ^5 F$ k# ]
A comprehensive working knowledge of the Alberta Residential Tenancies Act.
0 q+ v. A, B( C( X
) c( i3 K/ o/ AGeneral& i" r+ A' X2 P3 A2 m6 ~
Supervision of contract service providers.
0 ~4 P/ a- }+ E; {4 `Preparation of thorough monthly reports.3 z+ E/ m2 t7 C+ C* d6 W8 g; \+ C% i
Rent payment follow up
  f7 K1 R1 D, }Maintaining regular, clear, and appropriate communication with tenants.
" L9 h& d. \' p0 n1 t; BOpen house showings

Drive to sites0 @6 M; f# S6 d3 @1 S
Other tasks related to be assigned

Review and approval of monthly financial statements, rent rolls, and revenue reports.& V* n  h7 B! f. \
Oversight of day-to-day operating expenditures for the properties.0 d3 t6 g. L7 Z: H
Collection of rents and arrears, including initiating legal action when required.
7 d, T/ E6 R. P) t# V  ~6 E  N% EMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.6 |1 s7 i3 t2 L* C
3 L' ~7 o8 `5 n# [
Maintenance
5 \" D: }. g/ Z# F3 A/ U  t$ RPreparation of appropriate preventive maintenance plans for assigned properties.
# O0 n5 H7 ?( R$ U+ q9 b8 ?Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
1 U3 }# D2 l4 x  ^: ]) yEnsuring all properties are in compliance with local building and safety codes.
/ Y$ Y8 b& K: U  gSourcing appropriate third-party vendors to provide services to the property as required.  `8 J8 ~# \# s. Q# q* N" v, f
Conduct regular inspections of the properties to ensure first-class operations are maintained.* N" O" [; d% d  A$ t" q& Q3 W
Plan and recommend capital improvements that may be required.
, K# d" v, K- Z' w3 F4 f* ]5 Z1 lEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.# G* c1 i! C0 ~) x& j$ G8 A: @1 x

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
