We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.8 {% O+ B0 \4 }# R0 ^* T# R2 R0 D) k

1 b) W: g. v# s, f- Z- ]3 |At least 1-year customer service working experience in Canada: w* Q% d+ Z' U' p% X4 \7 A
Class 5 drivers’ license

Preferred
. X1 V2 U3 W4 D; d' X& C+ B: y1 rAny experience managing a portfolio of residential properties.
! `6 r% f2 \8 y/ DA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Financial
1 @6 u0 M  c- X, Y6 y! DReview and approval of monthly financial statements, rent rolls, and revenue reports.3 p) x+ z) ?6 E
Oversight of day-to-day operating expenditures for the properties.
. m* B& ~- C  }% sCollection of rents and arrears, including initiating legal action when required.) e+ M6 K, B8 C+ {6 w2 s( H
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.) G6 n6 I. [' r$ S+ h
% H/ R5 v5 W. d! F
Maintenance
2 Y% n9 O9 k. X6 F3 t  PPreparation of appropriate preventive maintenance plans for assigned properties.
- h- K1 @0 |! d7 PMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% W6 ]- D5 [% uEnsuring all properties are in compliance with local building and safety codes." |+ F$ I! X0 a2 T# \
Sourcing appropriate third-party vendors to provide services to the property as required.9 z6 X$ V7 a- j
Conduct regular inspections of the properties to ensure first-class operations are maintained.
) X3 f8 u' E2 G  S" U3 m& ]& JPlan and recommend capital improvements that may be required.
$ j( z4 D0 j7 p& D# p& l" g6 FEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
! x! ]2 v7 l. l) F. S' J1 s4 |& k1 I' U
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.- Z6 t* V( Z; h& `4 {$ f
