( h) x& x/ f7 D, p9 fWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

$ R3 D: Y! a: gAt least 1-year customer service working experience in Canada
Class 5 drivers’ license

; e0 h% N6 l2 N$ r8 g) s; |! l: zAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

% G" r: Q: S# H7 ?# P! VSupervision of contract service providers.

Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

$ e. q6 t8 i+ V  I8 }& Y5 jReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
7 X& S( t3 {+ uCollection of rents and arrears, including initiating legal action when required.
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
" Y. j0 i/ o% f) ~. I1 EPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
5 x) q7 X* S7 `- M: @% W- @Ensuring all properties are in compliance with local building and safety codes.
: l* a; F& b& J3 ~* qSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
# _% m( l- K1 a' y3 t) V$ c# T0 T% mPlan and recommend capital improvements that may be required.
6 w; a( `5 C6 T6 B! REnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
