We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Collection of rents and arrears, including initiating legal action when required. h7 |/ X j1 \; I p: ]
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.' Q* }$ J* D b' G' R1 X* J; ^8 o' F

Maintenance0 }7 }% m, A3 V# S3 N# ]4 {4 I* y
Preparation of appropriate preventive maintenance plans for assigned properties.
9 G2 u$ C- C4 uMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
o: V3 Y" `! e$ X- T) REnsuring all properties are in compliance with local building and safety codes.
0 X& Q! i4 m9 h0 }% {/ MSourcing appropriate third-party vendors to provide services to the property as required.- h o/ r7 |2 k7 @
Conduct regular inspections of the properties to ensure first-class operations are maintained. U5 k/ X% m* Z. i: J
Plan and recommend capital improvements that may be required.
