We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada5 p3 x/ U* t" l( B

3 z( ?; E" q- AAny experience managing a portfolio of residential properties.
) @$ a' T. H) }' l3 oA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Open house showings

6 M. p O+ z% ]Collection of rents and arrears, including initiating legal action when required.
8 K; b8 E6 w% ]1 ^& {Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

5 d% o) S5 Q+ R, K1 {9 HPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.9 _% J$ C4 m+ F8 \2 b
Sourcing appropriate third-party vendors to provide services to the property as required.
3 P# l: y9 ~7 S7 y- U& a. f9 kConduct regular inspections of the properties to ensure first-class operations are maintained.
. N/ n/ V1 y# XPlan and recommend capital improvements that may be required. w& J, K: ?+ Y' S5 P
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.' z- C2 a9 a6 Q7 O9 b
