As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada
/ @0 N  y2 M) w/ C. |1 F, s3 i9 XClass 5 drivers’ license3 f: i. ~) a& o

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.5 P8 V$ V4 Z7 I7 i( F* D* d

Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites1 B# |7 Z  y! z& N% `
Other tasks related to be assigned

Review and approval of monthly financial statements, rent rolls, and revenue reports.
3 n: `" v' E2 k5 |3 YOversight of day-to-day operating expenditures for the properties.) l) z) K" J0 P2 H( @) S3 J
Collection of rents and arrears, including initiating legal action when required.3 J5 C$ g  Q) I9 f3 m% Q
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: _! Y' o# z" u9 G5 m- [% R

+ K3 T+ S: n( W! mMaintenance: W' i; W! I8 F6 g
Preparation of appropriate preventive maintenance plans for assigned properties.
3 b* \2 N4 f, l* i" gMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
0 g3 z9 q7 ~# m2 tEnsuring all properties are in compliance with local building and safety codes.
( Y1 z" p6 _, D0 lSourcing appropriate third-party vendors to provide services to the property as required.
6 L5 t" V# @4 _4 I) oConduct regular inspections of the properties to ensure first-class operations are maintained.7 T5 R4 a6 v* k
Plan and recommend capital improvements that may be required.
1 q# {' `5 k& I( K+ b/ UEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
