 Collection of rents and arrears, including initiating legal action when required.6 f* q+ f( D3 ?- ~" r; f" |
 Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.& c: g. U( X1 h0 p8 L$ N0 \% U
 Maintenance

 $ w2 q+ ?; v# g( g) GPreparation of appropriate preventive maintenance plans for assigned properties.# _8 q# u' j6 O9 B+ y
 Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 ^' A" d  R  P: Q5 p
 Ensuring all properties are in compliance with local building and safety codes.) s% T, P* N! ^+ v
 Sourcing appropriate third-party vendors to provide services to the property as required./ j1 N5 K4 |- F; R$ @1 l  p; m6 ?6 [
 Conduct regular inspections of the properties to ensure first-class operations are maintained.

 Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.1 C2 a  E! {6 s5 }# u
