As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada( C3 Q- y2 }; u& A

·         Class 5 drivers’ license

! O& S% z! M, [, Z* N/ \Any experience managing a portfolio of residential properties.

Supervision of contract service providers.
0 F5 t7 W4 J# u1 SPreparation of thorough monthly reports.

6 H$ R* I( r& c; g& CMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.! l% e4 o, V, s& Q: }- n8 K
Oversight of day-to-day operating expenditures for the properties.5 t/ N0 `0 Z1 e1 |
Collection of rents and arrears, including initiating legal action when required., u- [1 x3 g% w- s2 U0 p
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.5 Y& z* ]* [/ f4 E7 R
Maintenance( _. I* [- O0 ]$ z* {' R

6 L" H) y/ L% g/ L7 K6 H# E8 l) ~' XPreparation of appropriate preventive maintenance plans for assigned properties.
8 r6 K' w# f2 h- a+ wMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.- g$ }8 @* B0 W5 A$ _% e7 J
Ensuring all properties are in compliance with local building and safety codes.3 X9 ^" d  V: q' |" G# m" V
Sourcing appropriate third-party vendors to provide services to the property as required.
8 y/ j" ~. c  R' IConduct regular inspections of the properties to ensure first-class operations are maintained./ A7 e0 s! b1 R* v; t
Plan and recommend capital improvements that may be required.
+ D+ E7 t4 B4 h9 [* m0 M1 g& ]Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.+ e  X3 H8 g- u/ [9 d. X6 u$ I
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
