As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Financial

Review and approval of monthly financial statements, rent rolls, and revenue reports.
0 T6 x" b& r5 o3 s/ r8 n/ Y9 COversight of day-to-day operating expenditures for the properties.
! N8 n% {' p4 M4 c- @Collection of rents and arrears, including initiating legal action when required.( `7 g$ E. ]+ n" T) ^* D
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.6 a, m8 W) U0 `! T& j4 V: w1 h8 ^
Maintenance: `8 s6 r$ K7 r" D& O7 W+ h

* E& r1 p* h- K+ qPreparation of appropriate preventive maintenance plans for assigned properties.
7 y, [. x  T( |' y( i& h6 I. [Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.8 w) i2 R+ ~6 u3 w& {
Ensuring all properties are in compliance with local building and safety codes.( ]5 Y# }; `. w0 @
Sourcing appropriate third-party vendors to provide services to the property as required.1 R* }/ }+ z2 L1 A
Conduct regular inspections of the properties to ensure first-class operations are maintained.
8 F9 W7 u0 T0 T2 q+ A2 VPlan and recommend capital improvements that may be required.
; H- a" w9 I7 w$ \; [9 @Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
+ P9 b  ^! R: k$ ]: {* JThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
