We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.
0 T4 }2 I, ]$ |. Q1 t5 ^A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
8 C- R) N6 n5 R& APreparation of thorough monthly reports.. L3 k. x, M9 A) b0 h( n
Rent payment follow up/ L+ n1 T, o- V+ w
Maintaining regular, clear, and appropriate communication with tenants.
/ v+ m+ }1 a$ V6 m  vOpen house showings, M0 J; h; u7 b5 E. T
Drive to sites

: h. H) a7 v8 w: N7 R* U( A1 [Review and approval of monthly financial statements, rent rolls, and revenue reports.
- l- }- V: g" h1 BOversight of day-to-day operating expenditures for the properties.6 D, J" f7 P( i* @/ k( [
Collection of rents and arrears, including initiating legal action when required.# g1 ?! G6 E8 O$ B) Z
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: G# s2 U8 E6 g0 l( V2 e
Maintenance
4 V7 f( H1 w5 l
3 W, w) A) |. I" Q& `Preparation of appropriate preventive maintenance plans for assigned properties.
$ E1 u1 q/ m7 \/ x/ E' ZMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.# i  y7 `& }5 i& U1 y- b9 J
Ensuring all properties are in compliance with local building and safety codes.
5 S/ e" R# h  l- j% @( s8 Y; kSourcing appropriate third-party vendors to provide services to the property as required.
2 Z5 F% [/ q* A/ u0 CConduct regular inspections of the properties to ensure first-class operations are maintained." N1 {/ n5 ^  ~+ z* W, i9 t
Plan and recommend capital improvements that may be required.. b7 O* q. {' v' j( \
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
