关于购房人和房产中介的关系

最近房价跌了，想去看房子。

* k& D7 u. l& j5 z. |但是听说这边买房需要有中介，而且在整个买房的流程中，必须有中介或者是律师的环节，不知是否真是这种情况？

买与卖，都不是必须有realtor. 但律师是必需的。
6 ^3 M, q% g+ A) }' s& H如果你是买家，可以自己打电话给卖方经济看房，一点问题也没有。
0 n) G, x8 Y. g! M0 l  t不过，好的有良心的realtor，确实可以提供很多一般人无法得到的信息，以及好的建议，买个房子，起码要几十万，多花几千，找个好的realtor,还是值得的。

Having a lawyer is a must in the process of selling or buying a real property.  Lawyer helps you with documentations, register the title with the land title office, and deal with the bank re mortgage.  Your realtor can refer you to a lawyer he/she knows.  Fortunately, I am working at a lawyer's office in downtown and this lawyer has been in real estate field for almost 15 years, a very nice and experienced lady.  If anyone needs a lawyer to work on purchasing or selling a real property, you may wish to send a message to me.  As far as I know, this lawyer's fee is very reasonable.

忘了说了，找律师不一定非是经纪认识的或者推荐的，自己也可以指定，经纪把合同等文件转给你指定的律师做就可以了。

It really depends. For example, fee for purchasing, it will be less if mortgage is not involved; will be more when real property report is requested to order; will be more if extra issues happen and need the lawyer to negotiate for you, etc.  Fee for selling is usually less than buying.
