Review and approval of monthly financial statements, rent rolls, and revenue reports.. P8 S8 `7 i4 z/ J, g
Oversight of day-to-day operating expenditures for the properties./ T" J+ k, W+ v g& ~* O
Collection of rents and arrears, including initiating legal action when required.
, V" o" z7 T _Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

, z+ e" R7 n$ G1 I! A. x( I1 SPreparation of appropriate preventive maintenance plans for assigned properties.% f! x% o, p4 n6 a1 P& O
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.$ f. X' B7 g3 Q
Ensuring all properties are in compliance with local building and safety codes.
" k# r" a+ i5 g) zSourcing appropriate third-party vendors to provide services to the property as required.+ n' `' l9 _* C
Conduct regular inspections of the properties to ensure first-class operations are maintained.
$ h5 Q6 j/ I) |7 }+ q2 kPlan and recommend capital improvements that may be required.
" W% Y! q7 \5 u* ^8 {! G( `+ G' T0 YEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.( v$ Q& g/ X# x/ j
