As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
) q: {6 a- l1 J! gClass 5 drivers’ license  Q0 q4 S" G' Z$ e0 Q& t
# p, C, [8 _4 n5 m6 `
Preferred2 z  |4 \. Z6 m4 }4 o. B
Any experience managing a portfolio of residential properties.! T: N' f2 j! D0 B' Z# y
A comprehensive working knowledge of the Alberta Residential Tenancies Act.. D$ M6 q7 B6 ?# T8 `
& `( @0 z: ^- s+ r' [) ^8 I5 f
General- g0 t9 P. T. b$ ^
Supervision of contract service providers.
/ c7 ]' y9 y  ~- aPreparation of thorough monthly reports.
  ]& ?: J  H8 o0 i& hRent payment follow up
( e/ K6 x4 i' m8 p. xMaintaining regular, clear, and appropriate communication with tenants.
; T+ B1 n9 L3 }. ?& k) s3 B' c0 MOpen house showings

) }4 o0 Q7 l* v! S$ dDrive to sites" }' m0 v5 I) k" c+ ~3 h+ S
Other tasks related to be assigned8 Q* b, n! y, o& p# i7 n" g

Review and approval of monthly financial statements, rent rolls, and revenue reports.
- S" s! O2 D3 Y! |  z+ J( ?Oversight of day-to-day operating expenditures for the properties.- v! o. J7 N/ s' P1 T1 V2 Z) @
Collection of rents and arrears, including initiating legal action when required.! A" {: D% u/ X) X8 T$ t) O; C
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
; r/ B0 J: Y, f' ~1 h2 b& e
# b  y$ @% ^/ h4 n% B( {Maintenance
( s  x, P4 {. p* F: ^Preparation of appropriate preventive maintenance plans for assigned properties.
- j8 K2 ~* b8 u5 h& D/ r2 GMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
3 u4 ]! @% m$ j# ]' z1 nEnsuring all properties are in compliance with local building and safety codes.3 ?2 |0 h) z! L5 F
Sourcing appropriate third-party vendors to provide services to the property as required.7 k: o- u! X' E& R  r- B5 K# I* r
Conduct regular inspections of the properties to ensure first-class operations are maintained.% m+ e1 K" U1 W& |% j
Plan and recommend capital improvements that may be required.
# v; J+ {2 ~7 qEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur., C. M1 {, b# f# W; t

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
