 We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.0 j9 A$ l6 z( ?+ S

 Class 5 drivers’ license

 Any experience managing a portfolio of residential properties.

 Maintaining regular, clear, and appropriate communication with tenants.

 Review and approval of monthly financial statements, rent rolls, and revenue reports.. e$ H: J5 }' a+ H  ?
 Oversight of day-to-day operating expenditures for the properties.

 " f6 }* U% Q' Q; c% O3 S$ D0 xMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( ~* [( {- }! p2 C! u

 6 a% @+ f/ J9 j, F1 T; FPreparation of appropriate preventive maintenance plans for assigned properties.
 . k# B4 l" Q/ `5 l4 ]! k% PMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
 ! c) ?4 I% @7 P3 H! X; cEnsuring all properties are in compliance with local building and safety codes.4 h# _! o9 R, a# e. P& ?, j  m* h
 Sourcing appropriate third-party vendors to provide services to the property as required.* `: i8 Y+ ~6 b" J: D) v4 l6 y7 K
 Conduct regular inspections of the properties to ensure first-class operations are maintained./ {, X! ^: w7 E0 x) W! J# r* X
 Plan and recommend capital improvements that may be required.
 / ~) l1 Q; j& J" G2 A- q/ qEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& a3 j; B2 d' x; F$ n
