We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.& ]8 X2 ^, j p3 b

Any experience managing a portfolio of residential properties.4 l' @" U0 q7 Y& h
A comprehensive working knowledge of the Alberta Residential Tenancies Act.; N% ?0 y5 h( p! { d

General

Maintaining regular, clear, and appropriate communication with tenants.

Financial

Oversight of day-to-day operating expenditures for the properties.. w5 V; W; J5 X4 U5 F; q
Collection of rents and arrears, including initiating legal action when required.
% I6 [' R) H6 F: j4 T1 B4 @ ^5 {Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 U$ B6 k8 `7 ~3 B% G H$ Z

Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.
5 A$ \ a G; y0 e8 M& q: Y4 rSourcing appropriate third-party vendors to provide services to the property as required.$ [; Q! S7 g: x9 o
Conduct regular inspections of the properties to ensure first-class operations are maintained.2 j2 @1 n* c' U. R% j+ u Z' d/ ?
Plan and recommend capital improvements that may be required.
