We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Oversight of day-to-day operating expenditures for the properties.
$ s+ Q, u7 y- I4 ^$ t; CCollection of rents and arrears, including initiating legal action when required.
* N4 D8 m- U& A- pMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.3 S2 E8 V. T% C- |' c) H

Maintenance
4 y7 S+ M$ ^3 @! m+ J& o/ uPreparation of appropriate preventive maintenance plans for assigned properties.
& H; [! [% ?) Q" r1 [3 y' u' CMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.: T: _) x4 w/ t2 o) x1 \1 X
Ensuring all properties are in compliance with local building and safety codes.
% H. Z, P2 ?9 ^' a5 TSourcing appropriate third-party vendors to provide services to the property as required.$ k4 i! W7 g1 C( E6 \
Conduct regular inspections of the properties to ensure first-class operations are maintained.
# H: {! H/ [5 F. HPlan and recommend capital improvements that may be required.8 V* {# z; e7 J6 B
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.9 `/ T" f3 Q0 r
