As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.' m; M- t. ?! _8 u5 U! _( g
A comprehensive working knowledge of the Alberta Residential Tenancies Act.9 u0 L6 [4 w" O( J6 j- R

Supervision of contract service providers.

Financial
* Q- I: e: l. x( mReview and approval of monthly financial statements, rent rolls, and revenue reports.
1 B! m: D6 k2 R! t! ~$ KOversight of day-to-day operating expenditures for the properties.( d/ \9 s& G7 Z3 X! u
Collection of rents and arrears, including initiating legal action when required.0 U/ f2 p% v0 ~) [6 H% n% p6 h' x
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( @" k5 s. \' c

Maintenance% w" Y. \( s& M/ t g
Preparation of appropriate preventive maintenance plans for assigned properties.
+ t% u: }1 A JMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.( ^! Q( J7 s/ {6 o: M s
Ensuring all properties are in compliance with local building and safety codes., y. ~" M& |9 t9 r
Sourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.
