Resident Manager Job

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

1 q9 Q7 |* R( Y. MAt least 1-year customer service working experience in Canada" o# ?% C/ V8 x3 V/ e
Class 5 drivers’ license

Preferred
# r/ ]8 z  |4 e0 B9 m7 x' gAny experience managing a portfolio of residential properties.8 P- R1 d& h: `. i) Q$ A
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Drive to sites

Financial
' t7 @- M9 X1 zReview and approval of monthly financial statements, rent rolls, and revenue reports.( B8 D# k6 ]4 h+ g: R* P. y1 ~
Oversight of day-to-day operating expenditures for the properties.
% O$ G8 h4 ]" F/ ~  T9 A: NCollection of rents and arrears, including initiating legal action when required.
  C5 R" Y2 V& f1 x* n2 |# S) vMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
4 I! @0 t( [: t5 F: [5 e& D) w  rPreparation of appropriate preventive maintenance plans for assigned properties.6 C$ ]$ I# Z  J7 c" B
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.2 b* D" J- H. y: k" u% |
Ensuring all properties are in compliance with local building and safety codes.
. J# X1 d4 X6 }6 S& HSourcing appropriate third-party vendors to provide services to the property as required.
$ s* {9 ~( m. X6 R# HConduct regular inspections of the properties to ensure first-class operations are maintained.
7 F4 A+ N4 L& Z  ~  [' Q6 j' DPlan and recommend capital improvements that may be required.
0 u; B$ Y; o/ `3 H7 xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& m  f0 p& A7 ?8 K) [( {
