As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada( v% g% f9 r- |! j2 t
Class 5 drivers’ license

Preferred
8 f! b+ ]& O0 k; u# d4 MAny experience managing a portfolio of residential properties.
/ t; p8 D. l7 _  S& RA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Collection of rents and arrears, including initiating legal action when required.
* |+ ?. ?0 u# E* M: |1 F( pMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.  f2 k; P4 B  u+ T/ M

Preparation of appropriate preventive maintenance plans for assigned properties.. L& @  E* h; ~4 S% r; h4 |+ ]5 w6 V
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.% a# c; k- {" N4 z2 X1 I
Ensuring all properties are in compliance with local building and safety codes.
/ m: C" `2 `2 d0 b' gSourcing appropriate third-party vendors to provide services to the property as required.
' q$ G% r( h( RConduct regular inspections of the properties to ensure first-class operations are maintained.' j: y1 h1 P; n% u/ E- W/ [
Plan and recommend capital improvements that may be required.
3 p7 ?' U! O( t& A' ~! fEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.8 |4 {* N9 |5 T' u6 h% t& `
