Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.   s& s( K0 _( G$ u) F" a

Required:
( p/ c* h, K; Q( g& }At least 1-year customer service working experience in Canada! }) N: Q4 s2 w# c) ^) W, U* u) b
Class 5 drivers’ license- i8 W* t, b0 p3 D' j! z
* d* Y: D3 g2 E/ J! O9 {' H+ x
Preferred
) u( t' o, ?8 w9 EAny experience managing a portfolio of residential properties.
3 ]( m. I0 o5 J! F0 ^A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Other tasks related to be assigned

Financial
: ?- k# X- e0 O" G0 f5 IReview and approval of monthly financial statements, rent rolls, and revenue reports./ i3 p$ O6 o  f2 m, g! D
Oversight of day-to-day operating expenditures for the properties.% W; M+ }/ m& N, t9 E! W6 q
Collection of rents and arrears, including initiating legal action when required." A) a5 a* Y, J8 K$ J" ^& z; ]
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.% A; S7 K. j! }) S/ G, I7 o

Maintenance
$ }5 [6 d* K' XPreparation of appropriate preventive maintenance plans for assigned properties.2 D5 m& A3 f& y0 k
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# b8 d, }2 `" k3 |Ensuring all properties are in compliance with local building and safety codes.
2 W7 t, K8 c+ J- a! C* g$ dSourcing appropriate third-party vendors to provide services to the property as required.5 O# O) \1 K& a  x
Conduct regular inspections of the properties to ensure first-class operations are maintained.
/ U( i9 e) n% z. rPlan and recommend capital improvements that may be required.3 C! d% J2 M, s- V
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur." r: f2 l1 y$ o+ X# o/ q, v
