We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. & O& d9 _ v: Z9 Z+ y* I4 J

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
, V( p! u# {2 yPreparation of appropriate preventive maintenance plans for assigned properties.+ r/ Q1 P5 N; C0 g5 E& i3 p4 `7 N
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% \* W6 `. x% T9 iEnsuring all properties are in compliance with local building and safety codes.( \9 A7 U* ~ Q' {. T
Sourcing appropriate third-party vendors to provide services to the property as required.
7 S* D* D+ E# V2 `Conduct regular inspections of the properties to ensure first-class operations are maintained.
3 o% h/ A$ O% tPlan and recommend capital improvements that may be required.
