Resident Manager Job

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada
0 H# L5 |3 J* a6 A4 S6 DClass 5 drivers’ license

2 r  Y( X% |1 PPreferred, M0 `/ R0 Y6 E5 H
Any experience managing a portfolio of residential properties.
5 P1 F) r5 g( }A comprehensive working knowledge of the Alberta Residential Tenancies Act.% G1 l6 {) i. f: H! k/ Y3 Q

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.. B; j) J8 m! s

Drive to sites

Financial

Oversight of day-to-day operating expenditures for the properties.
+ z# ?5 J, @3 z+ w+ fCollection of rents and arrears, including initiating legal action when required.$ z0 U, v+ X4 ]7 O2 \  h
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

. L6 R- R7 O; f) \# pPreparation of appropriate preventive maintenance plans for assigned properties.
. N8 `; M# g, G/ _Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: ]: Y+ U" g; W" y5 c/ CEnsuring all properties are in compliance with local building and safety codes.( r' ?7 \2 Y* P3 L$ r2 o
Sourcing appropriate third-party vendors to provide services to the property as required.$ H7 Q& O1 B" F0 N% M" F. C
Conduct regular inspections of the properties to ensure first-class operations are maintained.4 F5 v, n' R" Q7 ^8 w
Plan and recommend capital improvements that may be required.7 B; x- L  \5 ^% o" P
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
