We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Any experience managing a portfolio of residential properties./ c8 a+ B: O+ u7 J) _7 V" l
A comprehensive working knowledge of the Alberta Residential Tenancies Act.2 z8 m' J' T2 n' o, ~$ S, I5 [' v

Preparation of thorough monthly reports.

Other tasks related to be assigned

Financial
4 x$ b2 F: t' x  n! n7 j- u2 cReview and approval of monthly financial statements, rent rolls, and revenue reports.8 d7 |  a$ P/ {' l& H  t
Oversight of day-to-day operating expenditures for the properties.
: ~( l/ Y* @& Z/ u' ZCollection of rents and arrears, including initiating legal action when required.$ U2 `( e7 T8 c: y1 q
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.% q8 {/ r9 o' e

Maintenance. }. q+ l4 b3 _9 k9 H
Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.( Z7 B" A: I, V2 \* {
Plan and recommend capital improvements that may be required.6 k  z' l" h! ~! a3 J
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& t! N% O* j3 J
