Resident Manager Job

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

7 d; B, ]8 o1 \" `  b$ GAt least 1-year customer service working experience in Canada7 E3 @! B, I# g  O
Class 5 drivers’ license

1 W8 u7 ]2 T% v' E$ m& I4 m, nPreferred
% r; p9 t* d6 v' OAny experience managing a portfolio of residential properties.
. P, [- ?' Q8 G: v# uA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Preparation of thorough monthly reports.

Marketing

Other tasks related to be assigned

Review and approval of monthly financial statements, rent rolls, and revenue reports.
# U" y6 `9 n. B) ^# \6 DOversight of day-to-day operating expenditures for the properties.
3 Y9 ~8 }0 U3 y) q0 bCollection of rents and arrears, including initiating legal action when required.
7 h  V$ J4 S6 g2 |- vMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.) m+ ^# [: [) [6 V
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
/ |' h8 h1 M0 E" q& [' M" ^Ensuring all properties are in compliance with local building and safety codes.
3 y+ V6 {4 L" P: O6 n% r0 _/ \$ p. `Sourcing appropriate third-party vendors to provide services to the property as required.# N0 R1 t2 r% {+ O
Conduct regular inspections of the properties to ensure first-class operations are maintained.
) J8 Z. r' F% @" O; C$ N! X8 y% OPlan and recommend capital improvements that may be required.
7 Y* n( o3 e! [! {; f' i( xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur./ K& X9 ^# h) c( b0 G5 }

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
