We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties., {, ?/ P, \( t3 T% @
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Collection of rents and arrears, including initiating legal action when required.4 R4 E K3 l6 D6 `0 c9 v
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 {$ C* c# [* P/ l

( J7 s& T8 O. a+ r5 @2 R& ~Preparation of appropriate preventive maintenance plans for assigned properties.3 }5 h' a' a& F5 X) W; u# H
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* z4 F3 G, X7 T. EEnsuring all properties are in compliance with local building and safety codes.
7 n% y( ]0 ]9 ]& \ H- gSourcing appropriate third-party vendors to provide services to the property as required.
/ v: V+ i4 G: |6 j4 {7 xConduct regular inspections of the properties to ensure first-class operations are maintained.
