As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.; i/ P7 d9 N! A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.# ?% T4 c9 b/ i

Review and approval of monthly financial statements, rent rolls, and revenue reports.% |$ l) t5 Q4 h$ X) E/ P- q
Oversight of day-to-day operating expenditures for the properties., [" j% d3 z: X# U  i" G5 o( B0 L+ l
Collection of rents and arrears, including initiating legal action when required.
- S1 o3 O% A. C* Y+ G, TMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
8 c+ C8 u; O3 H9 ~; ]. t# EMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* k; v" e! V: m# q1 n) X( DEnsuring all properties are in compliance with local building and safety codes.
" n/ C: [) Z: lSourcing appropriate third-party vendors to provide services to the property as required.$ _4 Q4 D3 d& |5 J$ M4 l
Conduct regular inspections of the properties to ensure first-class operations are maintained.4 P# d9 @% C5 b2 w8 x/ D4 A# h9 i% Z
Plan and recommend capital improvements that may be required.
3 v% l8 ^4 s6 E6 L3 iEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
) }% v0 J/ o$ X, H" t8 MThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.# \2 k. O: y, \1 U% C- A: m4 U
