A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Collection of rents and arrears, including initiating legal action when required.
# v" r/ K1 P( U2 n2 ^( p7 kMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.! D" ]/ M2 A9 s9 Q! q
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% s4 s2 _0 o. V8 h6 F2 P. DEnsuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.- @; v2 Y( S# \0 x
Plan and recommend capital improvements that may be required.8 N- p& p9 {$ C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.6 r* M: f4 m4 ]' G
