Maintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.
8 W) G2 \0 u# Q& j; YCollection of rents and arrears, including initiating legal action when required.
- K# A3 i' Z% x4 p# AMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.' S  {) z/ \8 A) J
Maintenance
0 I+ v3 ]( m% h% H& \6 K# q
5 p2 ]) q' c  C) [0 Z$ B* r# pPreparation of appropriate preventive maintenance plans for assigned properties." I( T+ a" T+ i- V% c+ v! L
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( D: p( |& H* x. Z  lEnsuring all properties are in compliance with local building and safety codes.
. c" o' J5 b% S9 M) o& Z9 }* fSourcing appropriate third-party vendors to provide services to the property as required.* G/ W" m/ q  G, [* ]0 \) r' j" d
Conduct regular inspections of the properties to ensure first-class operations are maintained.
) m9 \$ ~) O% s2 q  xPlan and recommend capital improvements that may be required.: s* x, K# K4 [3 ~. [
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% _) Q' p! }. B
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.- {+ h2 F# ?( P/ \
