I have been looking into Windermere.
# ^! B( u N( AMy personal opinion, Ambleside South is the worst of all Windermere sub-area.5 P# Q& P+ M6 m% f" y8 a4 K
& c+ ?* }0 u, F, G$ M6 F- QAs you said, traffic is an issue, you can only take either Ellerslie Road or 170 St.
: B) [) J# @0 v1 m% gJust Ellerslie is serving many sub-areas, Glenridding, Graydon Hill, Kerwick, Ambleside South.) F8 U Q) i3 g" `& ]# V
The City just did some upgrade to the road, and I am not sure if there is plan to expand into two lanes.

Some people already mentioned here, AS is very crowded.4 J( B8 y$ ?( i

That area is full of duplex and rear lane houses, 100% sure parking will be an issue.
