买房时的“survey"是啥？

看到网上有关于验房的帖子这样讲：“买的房子必须有surey，切记，切记。啥都能修，房子倒了可以重盖，买房不要survey，死定了。所有人，包括验房师，宰你没商量。” 搞不懂啥是”survey"? 哪位大大帮忙给咱讲一下？感谢！

land survey is to determine the exact location of your property line
you want to make sure the existing owner didn't build across the property line (like fence), or otherwise you will be in trouble as the new owner.
