, F# S3 K3 T0 b6 w7 sWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.
7 Z3 j4 M' f( O: C# R$ hA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.6 J% G8 x5 O9 Q
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants. u% H( |( b, P! |: Y. h

Review and approval of monthly financial statements, rent rolls, and revenue reports.
# F7 J" A. @2 D2 A( q1 g3 S- Y# ?Oversight of day-to-day operating expenditures for the properties.
$ d; j# z" ^- Q* Z+ V( FCollection of rents and arrears, including initiating legal action when required.
9 \ G$ Z* U1 z% r% ?& `Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! C% C' k4 }& N0 ~5 y* U& {: K

Maintenance
0 B. T5 j) U$ l6 |1 H. u7 @Preparation of appropriate preventive maintenance plans for assigned properties.
& T8 V6 n9 T/ Y2 |Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.. W7 _& @# u, y+ n- ?- u: Y6 V9 I
Ensuring all properties are in compliance with local building and safety codes./ p! l! W+ B' A5 Y. N
Sourcing appropriate third-party vendors to provide services to the property as required.
. j8 L8 ?) r6 A5 k. MConduct regular inspections of the properties to ensure first-class operations are maintained.
- o4 y' P6 K8 u3 I: ^& H" qPlan and recommend capital improvements that may be required.
6 n# @- k( T7 W9 f4 }) k) d WEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
