We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.1 Z* L' l; ]( q/ ~2 y

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.$ Z* m9 U% E/ M5 A) z' e$ e6 w
A comprehensive working knowledge of the Alberta Residential Tenancies Act.4 Y( Y3 r4 X$ s2 M) k6 p: X' [ x/ O8 ^

" a# z7 N0 j$ k, ^7 ^6 `/ P& G+ VCollection of rents and arrears, including initiating legal action when required.; a) y/ r* H0 g# n
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ ] s3 w9 x. _+ t. _

Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
% O- U2 v O/ X! t" A- Q% ?Ensuring all properties are in compliance with local building and safety codes.4 z+ \. _% Q8 o, ^$ [
Sourcing appropriate third-party vendors to provide services to the property as required.% {9 C6 G: ?# A0 ~& {1 F& O) F
Conduct regular inspections of the properties to ensure first-class operations are maintained.2 I& F5 V# e. m
Plan and recommend capital improvements that may be required.
