Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:$ W9 Q& y( [  a! D
At least 1-year customer service working experience in Canada- h) Y7 E, [1 z4 O; E
Class 5 drivers’ license
* L) ?, K; {: `: o% M+ q5 Q3 M* g- V) {, J+ Y
Preferred" M9 X4 ?6 f. F2 g( @. c
Any experience managing a portfolio of residential properties.7 ]* T' r  b: A2 N6 H  {
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
: k. q- b1 G, \+ T$ G8 i! OSupervision of contract service providers.

Rent payment follow up

Open house showings

Other tasks related to be assigned

1 ]5 [* j# a. HReview and approval of monthly financial statements, rent rolls, and revenue reports.
7 N- B. K1 n9 D, w8 F, mOversight of day-to-day operating expenditures for the properties.
! R1 u* _7 u+ \2 O& D. GCollection of rents and arrears, including initiating legal action when required.
. N* J& c0 w, tMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.$ m0 X! i/ D9 O4 _$ B. @

( c8 \2 ]1 L$ d6 W: S9 A, bPreparation of appropriate preventive maintenance plans for assigned properties.
8 \# y. H! |5 ~: C) I) T* o( uMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
5 B/ t# k3 {- a1 O1 T8 I. sEnsuring all properties are in compliance with local building and safety codes.  i2 {7 O% H7 E9 i/ i# s) d
Sourcing appropriate third-party vendors to provide services to the property as required.: [' ~. g! L6 I% x
Conduct regular inspections of the properties to ensure first-class operations are maintained.  m9 H' D, b. n6 L' M, h3 s* Y
Plan and recommend capital improvements that may be required.1 a) Y$ v3 n, _' T; _- y
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.) r. F" p8 W( N6 H5 c

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord." C$ H$ m3 T" M- D# i8 T
