Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups. ~- g! Required:
* H- O: B7 B6 [# d) [At least 1-year customer service working experience in Canada
* [, H; C3 Z) x- PClass 5 drivers’ license

3 I( B9 @, ?/ {3 M: D3 QPreferred/ K* y* W& K# r6 G, f
Any experience managing a portfolio of residential properties.
- W' a# B( _) ~" |3 z8 VA comprehensive working knowledge of the Alberta Residential Tenancies Act.2 i: H: r+ z! ~2 g& G: x S: y9 J& A

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants." ~8 U$ R* }0 k

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports., |" u5 ^, O) h! I
Oversight of day-to-day operating expenditures for the properties.: i! q, l( V7 ~; _, Z" `
Collection of rents and arrears, including initiating legal action when required.6 B6 N# c' R7 Y4 M6 t3 j( R
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( N) ~; ?/ k: f/ e1 c
* K" ^ `% a( i: l7 e2 ?5 xMaintenance$ V% }5 j, F" i& _2 s, F8 M
Preparation of appropriate preventive maintenance plans for assigned properties.& E$ ^. ?4 I" O8 \- B9 f
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.- x( m# d: N+ q5 i1 f0 Q6 d8 P! J
Ensuring all properties are in compliance with local building and safety codes.
6 ~2 J7 y/ _7 A1 Y( ASourcing appropriate third-party vendors to provide services to the property as required.
