We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Oversight of day-to-day operating expenditures for the properties.
$ F; b. L, [" p9 u# @7 U: P% kCollection of rents and arrears, including initiating legal action when required.
# q5 m8 a0 F+ u6 \- T+ y, zMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
$ {( c/ {2 b7 sMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' G0 l: l+ _! A ^( ?& E: xEnsuring all properties are in compliance with local building and safety codes.3 a$ x7 e7 s* | a, h
Sourcing appropriate third-party vendors to provide services to the property as required.
/ ^+ }7 `3 Q- G% i& w- lConduct regular inspections of the properties to ensure first-class operations are maintained.
f- F) E1 ]$ F; cPlan and recommend capital improvements that may be required.
+ x2 {: V% T6 I: {2 |0 T4 HEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
