We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 5 m5 [) K6 X, O! At least 1-year customer service working experience in Canada2 X3 x" J4 H/ ?5 a# f

% \+ k5 Q. ]5 t/ e& \& k5 `# mAny experience managing a portfolio of residential properties.

Rent payment follow up

Marketing

Other tasks related to be assigned

Review and approval of monthly financial statements, rent rolls, and revenue reports.
2 D/ U6 A, |. R! g9 yOversight of day-to-day operating expenditures for the properties.
, z4 b5 ?: h5 qCollection of rents and arrears, including initiating legal action when required.$ E& R9 E, F+ L+ z& Y! z, C
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

7 O/ ?# v1 V/ nPreparation of appropriate preventive maintenance plans for assigned properties.+ e* n: ~* S) O: \
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
2 ^  R9 I# o1 `Ensuring all properties are in compliance with local building and safety codes.1 w- B/ R2 y: i' s7 n
Sourcing appropriate third-party vendors to provide services to the property as required.
# Q5 S$ A5 k. i: p7 VConduct regular inspections of the properties to ensure first-class operations are maintained.
- B$ F/ q2 F. n8 f1 L3 `0 lPlan and recommend capital improvements that may be required.$ k8 j$ `8 [# t' Z; q
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

0 B7 ~+ l# z! Z# }% M. G# C7 CThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
