As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
: H' v9 r  t0 d* I; oAt least 1-year customer service working experience in Canada
* n; z* [+ M6 M) P( Z, R! _7 q1 IClass 5 drivers’ license
3 L" J4 J/ H5 t, s* b# j
" L' D5 a3 \4 h6 {! W" ~Preferred
Any experience managing a portfolio of residential properties.
; V: G0 L# F3 l0 N) {A comprehensive working knowledge of the Alberta Residential Tenancies Act.

3 t! ^6 n% E$ l7 V% ESupervision of contract service providers.
# ^/ s0 z. g8 j! aPreparation of thorough monthly reports.
Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

Financial
6 N6 O! x' h6 L. L6 c: k& Z3 k2 BReview and approval of monthly financial statements, rent rolls, and revenue reports.
& M; t  ~. y5 i! o6 O; @3 p* yOversight of day-to-day operating expenditures for the properties.
5 L" N$ \" u3 `3 K1 |! d9 ]Collection of rents and arrears, including initiating legal action when required.
" F$ z9 T! j- z, R8 l; t3 MMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
/ N5 |9 y+ w4 Q2 vMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
$ ~1 O) ]8 Y8 o/ v3 MSourcing appropriate third-party vendors to provide services to the property as required.
% H6 A' e6 C+ RConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
7 i7 K% E+ Z6 e# a# U# |* cEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
