We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. - F: Z4 |/ Q% f  |8 a

Required:
! Q, K2 W# Q0 t& CAt least 1-year customer service working experience in Canada

Preferred
. t. `$ m6 p- ^" ^4 l& U3 {) @Any experience managing a portfolio of residential properties.
' }& S4 D# \5 \/ K) @) KA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.
% J+ x0 O2 `; ]1 }/ t" VOversight of day-to-day operating expenditures for the properties.% I0 w+ A  U6 W1 s% k' K! a
Collection of rents and arrears, including initiating legal action when required.
7 f& \  B# U5 e4 u- {Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.# k5 `4 L5 ]  o$ J2 A/ t: i3 U

Maintenance
+ d! E( \& L% @5 pPreparation of appropriate preventive maintenance plans for assigned properties.4 Z/ c7 C( U7 [* m' ]
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: {8 C, c- J. D4 Z8 YEnsuring all properties are in compliance with local building and safety codes.1 u/ y9 N. i7 G/ H% r" R+ q
Sourcing appropriate third-party vendors to provide services to the property as required.( E9 \1 P) T! c4 S) u9 X
Conduct regular inspections of the properties to ensure first-class operations are maintained.& M& x& \; W/ M' }6 _/ V5 B, O
Plan and recommend capital improvements that may be required.9 O4 r& ?( |# D# O: n- U5 N& P
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.4 c2 b8 {! C! R; G

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
