As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

·         At least 1-year customer service working experience in Canada: Q1 A  U) _# X5 n& a

·         Class 5 drivers’ license. a' C* P' Y. H$ {/ s

) u% J! ]( H. u# C% i0 IPreferred4 t, \7 q2 \. T, Q# d

* i- i7 t3 y, K3 t5 y# _% ]Any experience managing a portfolio of residential properties.2 Y5 r- v& W- x6 g$ h1 E
A comprehensive working knowledge of the Alberta Residential Tenancies Act.) `% W: d, x, E6 c1 x" H# U4 \- k* ^

Supervision of contract service providers.- z* @. v4 q! J6 U( u) q* M3 ?2 K
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

8 W- c( _  l' L" {" P) mReview and approval of monthly financial statements, rent rolls, and revenue reports.
7 F3 D% D2 ~# `Oversight of day-to-day operating expenditures for the properties." u' f" v; g7 @1 R
Collection of rents and arrears, including initiating legal action when required.
$ }3 ^0 G/ O! _: |Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 s3 P6 \$ X" [& i
Maintenance
0 A: M, N: |/ X+ F6 f9 i& A) m1 j5 u, m/ |4 J
Preparation of appropriate preventive maintenance plans for assigned properties.; D6 X' Z2 g+ A% r
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
, p6 u$ K" X. G, KEnsuring all properties are in compliance with local building and safety codes.
4 O+ L4 G9 W3 H0 W, J! {* o" `Sourcing appropriate third-party vendors to provide services to the property as required.3 T9 |2 m, m. u) N
Conduct regular inspections of the properties to ensure first-class operations are maintained.: S- c5 i8 D+ d% }* Z! b; h
Plan and recommend capital improvements that may be required.) Q( G4 I* c* x# K) N- T
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
* ^  ~" ?, ~+ i& HThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
