/ q% h% m) Z- o& d! v% h4 e4 yCollection of rents and arrears, including initiating legal action when required.
% S8 h) K6 `6 E% K$ aMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: b5 h2 G! h) s: N- S
Maintenance% a( I! |' @/ w% ~
/ z* A2 Y/ j+ o8 Q- @2 ePreparation of appropriate preventive maintenance plans for assigned properties.
1 Z7 U* Z% o( UMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.5 g+ ?2 _' s5 C( K6 n) U
Ensuring all properties are in compliance with local building and safety codes.: c+ U! x. C( C7 V) W# P7 P ?
Sourcing appropriate third-party vendors to provide services to the property as required.
& c2 [2 U3 }& C, E2 JConduct regular inspections of the properties to ensure first-class operations are maintained.
) |3 a1 K6 w t" E: aPlan and recommend capital improvements that may be required.
S6 [! e2 A, U) j8 r$ wEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur./ V+ i8 h3 h' G, c. O" t
