We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

2 [3 V8 [5 }6 R5 G& RSupervision of contract service providers.
Preparation of thorough monthly reports.

3 G$ y% y. m3 H; `Review and approval of monthly financial statements, rent rolls, and revenue reports.
  I6 k7 u1 |- ~) Z5 I- D# tOversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
6 w" G3 o' b0 t* J. B8 FMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.
7 o6 R, d8 _6 i2 J1 Z5 v" e& bMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
