We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

General

Supervision of contract service providers.
9 P* O% x6 i$ C8 l. ]Preparation of thorough monthly reports.
# _/ `+ y/ ~' F! M- z" Z, \6 p, K+ w' L9 ORent payment follow up
8 O& J1 M' x+ HMaintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
2 h& _9 d4 O4 X0 FOversight of day-to-day operating expenditures for the properties.2 L# }# T; U* Z0 ~: [. D
Collection of rents and arrears, including initiating legal action when required.
; r7 P) H& L8 p) m% N- i  qMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.1 y: \/ ]* E, A4 c6 J
Maintenance
) P& \& R# t, e! O2 d. g
$ H" T1 ^  z$ Y7 h' GPreparation of appropriate preventive maintenance plans for assigned properties.7 r+ C" [. ^' _2 T, x3 A
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.- h6 G& S& L, V8 N& b; s
Ensuring all properties are in compliance with local building and safety codes.( y2 S  j% V0 \* ?
Sourcing appropriate third-party vendors to provide services to the property as required.8 H$ b: ^$ g* ^  D. c; E
Conduct regular inspections of the properties to ensure first-class operations are maintained.
% [  |9 j  {. M7 i0 d9 LPlan and recommend capital improvements that may be required.
7 d; s; p5 B8 z  GEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
1 N7 q( ?5 j) w0 f, _The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
