 Collection of rents and arrears, including initiating legal action when required.# h5 C7 |* W0 C/ i+ k0 a  \, [
 Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. X4 h' ]: f4 l1 M

 + ]: I) y3 x7 V, BPreparation of appropriate preventive maintenance plans for assigned properties.0 o. |* w4 y+ r( G: h! T
 Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.8 j5 u0 v9 q0 u7 L! j- Y9 J+ ^
 Ensuring all properties are in compliance with local building and safety codes.7 K: ~( r  z/ R& U/ T
 Sourcing appropriate third-party vendors to provide services to the property as required.
 : d/ R/ S- z& z" ^Conduct regular inspections of the properties to ensure first-class operations are maintained.$ h, _, m- G; q4 c2 I
 Plan and recommend capital improvements that may be required.
 0 d% k/ F! c" z& _2 z0 _8 L3 AEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.6 ]# d! s/ y. h5 L% o
